I may have a small (and I do mean SMALL) project in northern Vermont; unfortunately I am unable to be licensed in Vermont. Is there anyone here on the forum who 1) is licensed in Vermont, 2) has EXPERIENCE in rural Vermont, or 3) knows someone ? I and my client have been through hell and back with what *should* have been a very easy project but turned into a nightmare in the last 2 years. I believe I can get the entitlements through the local Design Review Board but moving forward with true CD's I don't think I could provide them.

Have you checked the state refs closely? Here in Missouri if a business has fewer than 9 employees or the design is under 6,0 00 sq ft, no architect is required. (If memory serves)

Never mind, I looked at the Vermont state regs after I wrote that. The reg says "all commercial" requires an architect. Dunno how to get around that. Is a "home business" allowed by zoning and you call it a home (and he moves in)?

It's not a home business - it is a remodel of an existing commercial building and site plan revisions (additional parking, original cross-access agreement wasn't being honored, etc.). The amount of old-boy cronyism and their convoluted "By-Laws" (municipal ordinances) turned a very simple project into the 2-year nightmare. My client is trying to only lose his shirt on this project - not his shirt AND pants!

Oh, well .. original question remains ...
