I have been out on my own for about a year and 1/2. Been in the business 20 sum years. Doing drafting for many different firms and individuals. I recently have been working on custom house plans in the 8,000-15,000 sq. ft. range. I have been working with an interior designer who has an awesome feel for putting together a wonderful looking product. That being said. He takes very little time to figure out anything when it comes to the actual working drawings. That would be where I come in.

What we have been doing is putting together a basic set of plans. Typically a Foundation/Lower Level/Basement Plan, Main Floor Plan, Upper Level Plan, Roof Plan, Elevations, Basic Site Layout. These plans are basically all dimensioned and noted with the basic information for a contractor to build a house that is not anything typical of a house. I usually try to just put on enough information for the builder to use his expertese to build the home... if that makes sense.

Back to the question at hand. What would someone out there who does this kind of work charge for a set of plans. I have about 6-10 sheets when it is all said and done.

To let you know... I recently had a client "question" (ha, imagine that) my fees for a project. I am just trying to figure out if I am off base with what it is that I am charging. Fortunately for me, I usually bill by the hour and have learned that this really is the best way to charge for these kind of projects. The clients always change their mind about seven times and I usually put together about three sets of the same house because of this. Yeah, I know, Imagine that!

I usually end up around the $3k to $6 k range for a biddable set of plans. Remember, these houses aren't rectangular and they are 8-15k sq. ft.!

The #1 thing that has really killed me in time and effort in the past is the roof plans. Some of these houses are just a complete bitch to get the roof to work out!

I am based in the Midwest U.S., Indiana to be exact.

I would really appreciate any and all input that you all have.

After doing some Web research I think I just figured out that I am cheap. Real cheap for the services that I am providing.
